Complying with Requirements of ASHRAE Standard 62.1-2007
ASHRAE Standard 62.1-2004, Ventilation for Acceptable Indoor Air Quality, contained many changes from its previous versions. The newest version of the standard was published in June 2007. This course provides an overview of the requirements of the new standard with emphasis on changes from the previous version. Retro-commissioning: The Gateway to Energy Star and LEED EB
Commercial and institutional buildings frequently undergo operational and occupancy changes. These changes, together with limited resources for preventive maintenance, challenge the ability of a building’s heating, ventilating and air-conditioning (HVAC) equipment and other mechanical and electrical systems to perform at optimal levels.
Impact on owners & operators: Beyond being a requirement of the LEED EB rating system, there is a direct impact of retro-commissioning for building owners and operators is the reduction of energy and demand costs due to improved building operation. The reduced demand leads to an increase in the Energy Star score for a building and provides additional points towards LEED EB certification.
Impact on tenant / occupant satisfaction: Improved building operation enhances air quality and thereby reduces occupant dissatisfaction. While the metrics have not been fully developed to document the link between comfort and productivity, anecdotal evidence continues to be reported of improved productivity of occupants of buildings that undergo retro-commissioning and continuous commissioning.

Turner Construction: Sustainable Construction in a Constrained Economy
The 2008 Turner Green Market Barometer, revealed the views of more than 750 commercial real estate executives about building green in today's economy. It reported, among other things, 75% of respondents said they would not stop incorporating green features in their projects even in a declining market and 86% of respondents would be extremely or very likely to seek LEED certification if they were constructing a green building over the next 3 years. Trends toward green retrofits of existing buildings and changes due to LEED 2009 will be discussed.

The Empire State Building Energy Efficiency Retrofit: A Replicable Model
The Empire State Building is implementing a program that will reduce energy consumption by $4.4 million annually, with more than half the savings coming from projects to be completed in 2010 at a total cost of $20 million. When the retrofit is complete, the iconic building completed in 1931 will be among the top 10 percent of all office buildings for energy efficiency, and will be eligible for LEED Gold certification at an incremental cost of just $600,000. In this session, program manager Jones Lang LaSalle will discuss the process of ensuring that the retrofit would achieve the optimal balance of high
energy savings (and CO2 reduction) and low cost. A diverse team of experts examined 60+ energy strategies on the basis of cost per ton of carbon eliminated, and selected eight projects that would best achieve this goal. The building’s owner required the team to make public virtually all documentation and tools used in the analysis in the hope that other building owners would take a similar approach to justifying energy retrofits in existing buildings.

Energy Efficiency Lease Guidance
Addressing the Split Incentive in Commercial Leases to Enable Investment in Efficiency
Existing commercial buildings offer substantial opportunities to save money, energy, and reduce carbon emissions. Yet landlords often defer investments in retrofits that will generate significant financial returns because the underlying leases divide those returns between landlord and tenants, dramatically reducing the economic benefit to both parties. The “split incentive” for increasing efficiency is largely the result of standard leasing practices that share operating and capital expense responsibilities between landlord and tenant, diminishing the returns from capital invested. The result is usually inaction, even in the face of rising energy prices and other pressures to improve the sustainability of buildings. Organized under the aegis of the Natural Resources Defense Council, a forum of New York City’s leading landlords, tenants, and real estate professionals recently convened to address this issue. The product of this work is specific guidance—for both owners and tenants—for negotiating lease provisions that overcome the split incentive, including a set of principles and detailed instructions for fulfilling them. As the first effort in a major U.S. market to convene representatives of all key parties involved in commercial leasing, the collaboration is expected to transform how energy efficiency is treated in commercial leasing in New York City and across the nation. Four members of the forum, each representing major parties involved in commercial leasing and retrofits, will lead a panel discussion on the economic and environmental challenges of standard leases in multi-tenant buildings, addressing the implementation of the green lease standards recently developed.

The Basics of a Proposed Standard on High Performance Green Buildings (Standard 189.1)
This course describes high-performing buildings that provide an energy-efficient, safe and comfortable environment for occupants. ASHRAE’s proposed Standard 189.1, Standard for the Design of High-Performance Green Buildings Except Low-Rise Residential Building, is aimed to provide energy savings from 10 – 41 percent over Standard 90.1-2007.
